Picnic

Dear Neighbors,

We had such a good time at the picnic today.  Yep, it was seriously cold but thanks to  quick thinking on Max’s part and all the tarps in his garage, the wind was not rushing through the picnic shed.  Many thanks to the Board for planning and decorating.  BBQ was yummy from the Tractor Shed and the side dishes/desserts from the kitchens in the ‘hood were delicious.  The youngest chef to prepare a dish was Carol Kowald (excellent green bean casserole); did you know that Carol does cake decorating,too? Dick should have some interesting photos, as usual.

It’s that time again folks for our annual stupendous yard/garage event.
Clean out your garages, attics, closets and basements and enjoy a full day of fun and excitement.
Dellwood Homeowners Association will be placing ads in the local media, place signs in and around the neighborhood and provide balloons for your mailbox (for those households that will be participating) (10 households are required in order for the Association to purchase advertisements and/or sponsor this event)

Zoning Sign

The sudden appearance of a notice of Zoning Hearing sign at the upper end of Greenwood Drive has caused concern by some Dellwood residents. The Henderson County Planning Staff Report indicates there is little need for concern.  Relax folks.

Generally, Henderson County and adjacent municipalities are moving to “get on the same page”.  It’s primarily an administrative action. Lot numbers 39 and 40 at the extreme end of Greenwood Drive are the only ones effected. These parcels are not presently zoned.  The proposal is to zone to the same classification as all other Dellwood lots (R2, Single Family).

The hearing is August 18 at the County King Street building 5:30pm.  The areas covered are former jurisdictions in Town of Laurel Park, City if Hendersonville and Town of
Saluda.

A DHA board member will attend. You can too if you so desire.

Results of Annual Meeting

We had a good meeting. Ejoyed seeing everybody. Here are some highlights of the meeting:

  • Great talk by Lt. Simonds of the Hendersonville Police Department.
  • We discussed the 191 sidewalk project.
  • We voted to raise the annual dues from $15 to $25

191 Sidewalk Project

The City of Hendersonville is planning to put in sidewalks from the Brookside development all the way to Highway 25. Some are opposed to it because they believe that since the right of way will be given to the state, it opens the way for widening 191 more. I’m not so sure.

I talked to a city engineer that returned my call after I left a message for the chief engineer. He said the gutter and the curb will add 2.5 feet and the sidewalk will be another five feet. So we are talking approximately 7 feet from the current edge of the road. There will not be a green buffer grass strip between the sidewalk and the road unfortunately. The stakes mark the far edge of the right of way that will be granted to the state after its completed. The sidewalks will not impact the Dellwood signs, except maybe for some of the landscaping around them.

 Update: Got a call from Brent Detwiler, the chief engineer for the city. He called me because he heard we were having a meeting and might want to discuss. He was basically looking for support for the project to help sway Jack.

 Summary of what Brent told me:

- Dellwood apartment management has been fighting this project from the beginning.
- Hendersonville residents have been asking for sidewalks for years.
- No big trees will be cut down – only some “brush”.
- The city went ahead with this project after DOT decided not to pursue the widening. This was on hold until DOT decided.
- Widening of 191 will not be considered for 10-15 years. Even if they decided to widen, he says there is not enough right away for one more lane, much less three. Seems to me like if they did all this work, they wouldn’t want to tear it up anytime soon.
- Construction would start summer / fall of 2011 and take 4-5 months to complete. That does sound optimistic to me, especially with winter coming.
- Cost as per their website is $570,000 with some money from the city and a grant from the state.

Back To the Corral

The Dellwood HOA Annual Dinner will be held on Thursday, April 28th at 6:00 p.m. at the Golden Corral. The cost will be $12.00 which includes tax and most of the tip.

In addition to voting for the new slate of officers for 2011-2012, we will be voting to raise the dues to $25 per year.
